Construction Begins on The Independent at ENCORE!
Project will be first fully market-rate multi-family building in ENCORE! District
(Tampa, FLA.)- Construction has begun on The Independent at ENCORE!, the first all market-rate multi-family building in the award-winning, mixed-use community in the heart of Tampa’s downtown neighborhoods.
The Independent at ENCORE! will offer 288 rental units comprised of one, two and three-bedroom apartments. The six-story building will feature a mezzanine level of two-story loft units, as well as provide a host of amenities that will include fitness center, clubhouse, and a resort-style pool with an overlooking lounge area. The ground floor will offer retail space. These new multi-family units will be located on Central Avenue near East Harrison and just five minutes from Tampa’s Central Business District and some of Tampa’s most popular entertainment hubs such as Armature Works, Ybor City, the Water Street district, which is currently under-construction.
ENCORE! Tampa is being spearheaded by Central Park Development Group (CPDG), a public/private partnership between Banc of America Community Development Corporation (BACDC) and Tampa Housing Authority (THA). Central Park Development Group is the master developer of Encore. Transwestern Development Company is the developer of The Independent.
“Cultivating Affordable Housing while Empowering People and Communities isn’t just our mission statement but it is the way that I feel regarding the redevelopment projects that we have going on right now,” said Jerome D. Ryans, President/CEO of the Tampa Housing Authority. “The Independent will become an integral part of our ENCORE! community where residents can live, work and play. This vibrant, ever-evolving community is quietly becoming a testament to what great communities will look like moving forward.”
“After a long public-private partnership between the Tampa Housing Authority and Banc of America Community Development Corp. (BACDC), we are pleased to see private developers building new market-rate multi-family and retail businesses on the ENCORE! site,” said Eileen Pope, Senior Vice President of BACDC. “After a few challenges, including some unpredictable economic cycles, it’s gratifying to see our vision of a revitalized community come to fruition.”
“Even with the unprecedented economic activity and development in Tampa, we believe downtown is on the very front end of what is to come for this great City and without a doubt it will see even more growth and become home to more individuals and businesses in the future,” added Josh Haywood, Transwestern Development Company’s partner for the Southeast region.
ENCORE! is currently home to Tempo at ENCORE! and Trio at ENCORE!, both market-rate and mixed-income apartment homes, senior residences of Ella and Reed, along with a BayCare Medical Center, Head Start program and other retail options. A learning center for ENCORE! residents housed in the former St. James AME Church is forthcoming, along with a two-acre urban farm, expected to open in the summer of 2020. Future plans for the community also include additional hotel and condos, retail and office space and a grocery store.
The Independent at ENCORE! is slated to be completed in spring 2022.
